THANK YOU FOR SUBSCRIBING
Derek Blackmore, PresidentDesigned to serve the needs of everyone involved in the facility life cycle—be it architects, engineers, and construction (AEC) firms, building owners, or service providers—AkitaBox creates a collaborative ecosystem. For example, an AEC team doing an FCA in AkitaBox is able to deliver complete asset/cost inventory to a building owner, who then utilizes the living FCA data for both capital planning and maintenance going forward.
“Data-driven capital decisions manifest into better outcomes across the portfolio,” says Derek Blackmore, president.
Whether an operator in a boiler room or a CEO in a boardroom, AkitaBox equips stakeholders at every level with insights necessary for effective planning and execution. A maintenance technician can access an asset’s maintenance history and future needs, while a portfolio manager has a constant pulse on facility conditions and future capital expense requirements.
The benefits go beyond decision-making. Stakeholders achieve substantial operational and financial gains by fostering greater efficiency and effectiveness in asset management. This boosts business performance and paves the way for long-term sustainable growth.
Optimizing Asset Life Cycles
AkitaBox is shining a light on asset life cycles like never before, offering unprecedented access to real-time data across facilities.
AkitaBox Inspections software streamlines and enhances routine inspections while ensuring compliance with regulatory standards. Users can view assets directly on a floor plan, complete inspection rounds using customizable checklists and instantly address compliance issues.
While AkitaBox Inspections addresses compliance needs, AkitaBox Connect streamlines construction handover and maintenance. From day one, teams gain access to essential resources like floor plans, maintenance schedules, O&M manuals and warranty details. This empowers operations and maintenance teams to assess assets and establish maintenance schedules.

By leveraging the AkitaBox platform, clients optimize operations and direct resources toward strategic assets with confidence. The intuitive interface and ease of onboarding have resulted in over a half billion square feet managed in AkitaBox across commercial real estate, healthcare, education, and many different industries. With AkitaBox, asset management is more than just maintaining assets—it’s about positively impacting NOI.
Where Innovation Meets Client-Centric Collaboration
At AkitaBox, every new challenge is a catalyst for innovation. The team thrives in a culture of continuous learning and agile execution and dives headfirst into brainstorming sessions with industry leaders and customers that spark creativity and lead to innovative solutions.
When we enhance the software, it must address the biggest challenges in the built world
Take the development of the AkitaBox platform, for example, which grew out of a need by building owners to know exactly what and where their facility assets are in a single tool, allowing them to create, track and analyze asset lifecycle data all in one place.
“When we enhance the software, it must address the biggest challenges in the built world. Our goal is continually improving our tools to serve the full lifecycle, not just a subset of problems or users,” says Blackmore.
A prime example of this customer-centric approach is AkitaBox’s engagement with a long-time AEC client tasked with assessing nearly 100 buildings in a real estate portfolio. Initially relying on the owner’s computerized maintenance management system (CMMS) for data, the client discovered that a staggering 70 percent of facility assets went untracked for maintenance, capital planning or preventive measures. Unknowingly, this gap had been significantly hampering the portfolio’s management and performance.
With the AkitaBox Capture app, the AEC firm’s technicians conducted a comprehensive assessment, uploading photographs of the assets and their nameplates. Using optical character recognition (OCR) and artificial intelligence (AI), AkitaBox Capture automatically extracted the asset data from the nameplate images and populated the relevant fields in the asset management platform. This allowed field agents to then quickly mark the asset’s location on the floor plan within the platform. This technology-focused approach also yields a 400 percent increase in asset collection.
As a result, not only did the owner receive a complete asset inventory for the first time, but the maintenance and operations teams now had accurate data to schedule preventive maintenance and track reactive work orders in the future, enabling a more accurate capital strategy for the portfolio.
AkitaBox’s experienced team, with diverse backgrounds in technology, real estate, architecture, engineering, and construction backgrounds, drives its success. This collective experience and client feedback keep AkitaBox at the forefront of innovation in facility asset lifecycle management.
By breaking away from outdated methods and delivering actionable insights, AkitaBox is reshaping the future of asset management. Moving beyond the “that’s how we’ve always done things” mentality, AkitaBox is crafting what comes next.
