For most individuals, rent is their single largest monthly expense–but historically, paying rent has been a transactional moment instead of an opportunity to get rewarded. That’s where Bilt changes the game.

Bilt is the largest housing and neighborhood commerce platform in the United States that rewards members for on-time rent payments across its network of homes, and provides exclusive benefits throughout its network of neighborhood merchants. To date, 70 percent of the country’s top multifamily owners and operators partner with Bilt.

Bilt provides its network of residential real estate partners (across multifamily, single-family rentals, and condos) a full-service resident loyalty and payments platform that transforms how residents make their rent payments and engage with the property by:

● Driving higher on-time payments

● Generating new ancillary profits from resident spend at local merchants, and

● Creating savings of 10%+ on lease marketing through the use of Bilt’s AI powered rewards offers.

Bilt also provides merchants and retail tenants with a full-service local marketing and guest loyalty platform. The platform helps merchants:

● Grow their business from local residents at our network of homes

● Build guest loyalty through our connected rewards ecosystem, and

● Access AI driven data insights on how to further expand their business locally.

The value of tying these ecosystems together ensures that residents are not only rewarded within their building and on their rent payments, but also beyond the four walls of their home.

With Bilt, rent doesn’t just pay the bills—it pays in rewards.

“We transform rent payments from a monthly obligation into a benefit,” says David Wyler, Chief Business Officer. “While our payment solution is designed to reward residents, it equally benefits property owners and operators—ensuring a win-win situation for everyone involved.”

Where Property Owners and Residents Thrive Together

For property owners, Bilt’s platform integrates seamlessly into existing payment systems and workflows. In return, residents now automatically get rewarded for simply making their on-time rent payments—which also drives on-time payments for properties. Partners have seen decreases in delinquency of up to 12 percent and increases in on-time digital payments of 30 percent or more. Bilt counts industry leaders including Greystar®, Willow Bridge®, Avenue5, Cushman & Wakefield®, and Bozzuto®, among its partners to date.

The platform also connects directly with major property management systems such as Yardi, MRI, and RealPage, allowing property managers to activate Bilt as their payment center with minimal disruption and maximum efficiency. Once enabled, Bilt pulls in resident charges, processes payments, deposits funds directly into the property’s bank account, and syncs all transactions with the ledger—ensuring one-to-one reconciliation.

As Bilt becomes the go-to payments and loyalty platform for the housing industry, it ensures that residents earn rewards regardless of payment method—whether they’re using a debit card, credit card, or ACH transfer.

Value of Bilt Neighborhood BenefitsTM

As they accumulate Bilt Points, members can easily redeem them for exclusive Neighborhood Benefits™ at local restaurants, fitness studios, pharmacies, and more. Bilt has partnered with a wide range of well known brands including Lyft, Walgreens (rewards on all purchases including prescriptions and access to automatic HSA/FSA savings), Amazon.com, over 20,000 restaurants (where members can receive complimentary menu items), and top fitness studios like Barry’s, CorePower Yoga, SoulCycle, Rumble, and Solidcore. When residents make purchases with these partners using any debit or credit card linked to their Bilt wallet, they earn additional rewards—making every transaction that much more meaningful.

Bilt Points are among the most flexible and valuable in the market, and property managers can also use them—as part of the resident loyalty platform—to drive desired behaviors like earlier lease renewals, faster lease signings, and more. In addition, this lets properties better engage with residents—for instance, if an elevator malfunctions in a building, property managers can issue points through the platform—instantly acknowledging the inconvenience and improving resident satisfaction.

This responsiveness also allows Bilt to tap into a highly valuable, hyper-local audience, where 80 percent of individual spending occurs within 15 miles of one’s home. Property managers benefit directly by generating revenue through Bilt’s extensive network of local merchant partnerships.

Aligning Incentives and Reducing Costs

For owners and property managers, Bilt’s resident loyalty platform also helps reduce operational costs by incentivizing lease renewals and helping to minimize vacancy rates.

Residents can choose between a traditional rent concession, like half a month’s rent off, or a Bilt bundle that could include, for example, 50,000 Bilt Points, gift cards, and a curated dining experience at select restaurants. If the resident chooses the Bilt offer, the property manager can save up to 20 percent compared to the typical concession—creating a more cost-effective solution while still rewarding residents.

Bilt provides property managers the opportunity to leverage AI to create these personalized and bundled offers. Through resident redemption data within the ecosystem, Bilt is able to identify the categories that are most meaningful to each resident— whether it be travel with a specific airline, dining experiences, fitness classes, or something else—and then offer a bundle that is truly customized to each resident.

This method of processing concessions and incentives has resulted in properties saving on leasing marketing costs and driving desired behaviors – like up to a 300 percent increase in early payments and up to 97 percent early lease renewal decisions.

The shared value model goes beyond improving resident satisfaction. By fostering greater loyalty, reducing concessions, and generating shared revenue, Bilt’s platform aligns incentives across all parties—leveraging everyday spending habits to create a well-connected, mutually beneficial ecosystem.

Building a Global Rewards Network

Over the past few years, Bilt has seen dramatic growth—scaling from zero to $45 billion in annualized rent and HOA payments processed through its platform. As it continues to grow, Bilt’s major focus is on expanding its merchant network and strengthening the ecosystem through its exclusive Neighborhood Benefits™.

Additionally, Bilt recently announced that members can now use their points toward eligible student loan payments, and that students 18 years of age and older can earn Bilt Points on their student housing payments— extending Bilt's value proposition to younger consumers earlier in both their housing and financial journeys.

Bonuses, rewards, and points are powerful motivators. By aligning them with rent—the largest expense many people have— Bilt creates a powerful flywheel effect. The platform drives consumer spending for merchants, delivers valuable rewards to residents, and generates revenue for real estate partners—building a stronger, more rewarding relationship between residents and property owners.
