THANK YOU FOR SUBSCRIBING
The platform grew from the combination of two distinct skill sets. Keegan Kuhn, Founder and CTO, brought expertise in ad tech, AI and software, while Trevor Marticke, Founder and President, brought commercial real estate brokerage experience at Cushman & Wakefield. Together, they built RealtyAds to provide a best-in-class advertising solution for commercial real estate.
“Your ads are only really as good as the audience that they reach,” says Kuhn.
That principle has shaped RealtyAds from the start. Instead of placing campaigns broadly across social media, the platform uses its proprietary database of commercial real estate brokers to build audiences around people most relevant to a property, including tenant-rep brokers and decision-makers like CEOs, CFOs and heads of real estate.
Audience Intelligence behind Every Campaign
The workflow is designed to be simple. Users upload images or videos and copy, choose targeting and launch. RealtyAds creates campaigns across Facebook, Instagram, Google, LinkedIn and X, then uses its own AI models to manage spend around the clock.
Those sources also strengthen audience matching. RealtyAds enriches basic contact records with identifiers like personal email addresses and cell phone numbers. In one instance, client data alone produced roughly a 12 percent match rate, while enriched data lifted it to 90 percent.
API integrations further pull reporting, adjust bids and update budgets, while a centralized portal brings visitor activity, ad reporting and company decision-maker insights into one view.
From Advertising to Leasing Intelligence
RealtyAds expanded its capabilities as clients surfaced needs beyond campaign execution. Some lacked suitable images or videos, while others did not know how to adapt content for digital channels. Its content optimization services draw on years of data from millions of dollars in advertising spend to enhance creative for specific placements, helping capture attention more effectively.
The same evolution moved property websites beyond digital brochures and toward leasing tools. RealtyAds’ AI website builder lets users register a domain, generate a site through prompts and make updates without a developer. Once the domain propagates, a site can typically be live within five to 10 minutes.
Visitor intelligence can identify companies and individuals after they view availability or browse a brochure, even if they leave without completing a lead form, giving leasing teams a chance to follow up. For one client, identifying a broker through this activity led to direct outreach and a tour of a 100,000-squarefoot property.
Attribution addresses a longstanding difficulty for marketers: demonstrating how advertising contributes to leasing outcomes beyond clicks and impressions. When a CRM is integrated, RealtyAds can show a path from ad exposure to click, tour and executed lease. Marketers can see what marketing contributed, asset managers can review portfolio-level impact and leasing brokers can follow prospect movement.
Building for an AI-First Workflow
RealtyAds has extended access beyond its portal through model context protocol connections for Claude and ChatGPT, along with a mobile app that lets users interact with the platform conversationally. A media library is being developed to let marketers edit property images with AI, including adding furniture, people or animation to help prospects visualize a space.
Building for an AI-first world, RealtyAds is developing features at five to 10 times its previous pace, adding capabilities designed for access through existing AI systems rather than another portal. Its recognition as the Top AI Powered Commercial Real Estate Solutions 2026 reflects that continued evolution.
